Staging and Visual Merchandising
What Is Staging ?
Staging typically involves rearranging, decluttering and removing personal items within an owner-occupied home for sale. This helps buyers visualize themselves living in the home, highlights the key architectural features of the home and maximizes the homes perceived living space.
An important distinction between staging and interior decorating, is that the goal of decorating is to personalize a space, whereas the goal of staging, is to depersonalize it.
What is Visual Merchandising ?
Staging Homes by Design provides a specialized service to real estate agents, homeowners and custom builders; by professionally staging for sale houses. It creates and maintains a dynamic first impression of the property, thereby enhancing the property’s’ marketability and maximizing the sales effort. It assists potential buyers to visualize furniture placement and room utilization and helps enhance features in house construction, layout or design. This is the ultimate objective of visual merchandising.
And while visual merchandising includes many of the same elements of staging and interior design, by taking empty spaces and filling them with beautiful furniture and accessories, it is uniquely different in that it offers a dynamic first impression of the property by the creation of individual room “vignettes”.
This type of presentation of the property creates a greater emotional experience and a deeper connection to the home from prospective buyers and this in turn enhance the property's’ marketability and helps to maximize the real estate agents marketing and sales efforts.
